Sellers Preparation Guide & Tips
Most homeowners are eager to show off their home as their showcase property. Now is the time to make your home shine for potential buyers. With some effort and professional advice from your Katy licensed realtor, Laura Hill, you can sell your home quick at the most profitable market price.
- First Things First
The first impression buyers will notice is your yard and the front door entrance area. Manicure your yard, put flowers or colorful plants in the flower beds & around the trees. Install a new door or have a professional re-varnish it. All hardware should look new and shiny.
Other than your yard and front entrance, your carpet is the one item that can sink your boat or make your home sing. Most buyers usually can NOT get past dirty or worn out carpets even if the rest of the home is beautiful. It is critical that your carpets, tile and wood floors are cleaned and shine; it may be necessary to replace the carpets if there is too much wear and tear on them. Prospective buyers typically do not want to invest in new carpets after they have bought a new home.
Of course, there's never enough storage or closet space. Make sure you de-clutter your home. Clear out the closets of any unnecessary items, clear out & clean out the garage areas, & take down pictures from the walls or shelves to create a more simple clean appearance. This would be a good time to donate, sell or have garage sales to clear out some of unwanted items in your possession.
Make sure you repair any faulty items in your home such as leaky faucets, dings or holes in the walls & floors, replace burned out light bulbs & that all appliances are working properly.
Anything from touch up paint on the walls to painting a room a new color is a great way to have a new look. Avoid extreme paint colors for your rooms; staying with more neutral, calm colors are a safer bet when it comes to impressing buyers.
- Clean, clean, clean
You can never clean enough. Make sure your bathrooms and kitchen sinks are free from mildew and hard water stains. The faucets should shine, your baseboards free from dust, re-caulk and re-tile if necessary.
Preparing your home with a little bit of investment of time, money & work will far exceed your costs because the results will be a quick sell at a better price. People are looking for a place to feel safe, secure & comfortable & the home that shows well will always stand out as a place people will call "Home".
